OPTION ONE - FULL SERVICE
Consultation to establish your needs (this service is free)
Our services is to help you save time, stress and money. Having your needs in mind we will come to your home or office and discuss and evaluate your requirements. We complete a preliminary brief so both have an understanding of your requirements. For interstate or overseas clients we communicate via email, phone, fax and skype.
Engagement
To act legally on your behalf we require an 'Authority to Act', just as you do when selling a property and at the time of engagement we take a detailed brief of your requirements. On signing the 'Autority to Act' which specifies the exact nature of the work, we require a deposit which is 'non refundanle', if you decide not to purchase for any reason. Full payment (less deposit) is required once the contract of sale becomes unconditional.
Locate
If you are an investor, we research the suburb/s that you may have suggested, or alternatively we will work with you to estabish the best suburb to suit your needs. We investigate the growth rates, rent reutrn and vacancy rate. Once we have established the best suburb to suit your needs, we then commence the search in the TOTAL market place. We may look at 20 properties or 200 properties before we recommend the best property.
Evaluate/Due diligence
Whilst researching the suburb for the best property we also research the current market value of the type of property we are looking for. Once we have located the property we believe best suits your needs we establish the possible purchase price. We use "Property Data Analysis" which gives us the price of most properties in any street since 1997. The information shows us exactly how the market is performing and what price we should be considering. We also investigate any other issues that may be of concern or arise. E.g. council issues, re-development of the area etc. Once we have a short list of properties (ususally one or two) we provide you with a property evaluation document that provides you with detailed information on the property.
Negotiate
Once the decision has been made to purchase, we then commence the negotiation. This includes offers prior to Auction depending on the market, bidding at Auction, negotiating a Private Sale or Set Sale. Our goal is to put the purchaser in a position of advantage and importantly have the property off the market and into our client's control. At the same time it is equally important to obtain the best possible price and terms for the property.
Finalise the purchase
We stay with you, until settlement. If you have any issues/problems/challenges we will work with you to rectify and assist wherever possible. On day of settlement we inspect the property in the morning to ensure that the property is in the same condition as when the contracts were signed.
Investors
The right property manager can either make or break your investment property. It is important that you have the right property manager. Once we have been appointed to represent you, we then invite several agents to appraise the property for what service they can provide in regards to rental management. Once we have established who the suitable property manager will be, we will then negotiate the fees involved.
OPTION TWO - PROPERTY NEGOTIATION ONLY
If you wish to search for a property yourself, then this option is for you. Once you have located the property you want, we then perform the due diligence required. The due diligence consists of:
1. Inspect the selected property
2. Extensive sale date research to establish a realistic price range
3. Identify any possible problems with the property
4. Negotiate the sale of the property or bid at auction
Auctions can be stressful, frustrating and/or exciting, however they can also be difficult to negotiate. We are experienced in this field and as such can bid for you on the day. If we are successful at purchasing under the fall of the hammer we require payment on the day. If we are not successful on the day, we require an attendance fee.
